We always guarantee that your have legal access to your property, typically by having frontage on a municipally maintained road. In some cases, properties have access or frontage on a private road maintained by a Property Owners’ Association.
What is a Warranty Deed, and why is it important that I receive one?
A Warranty Deed is the highest and best quality deed you can receive. The grantor or seller of the property is warranting the title for the period of time in which they have owned the property as well as the prior property owners.
Has the land been surveyed and what are the advantages of having a recent survey performed?
Yes, a registered survey is performed on the property you will be purchasing through us. The benefits to you are the guarantees that the corner boundaries of your property have been visibly marked. The survey also verifies the exact acreage you will be purchasing. The survey is recorded and becomes a public record.
What is a percolation test?
A percolation (or perc) test is performed to determine the soil’s ability to absorb water over a given period of time. This test is necessary in determining the property’s ability to sustain an onsite sewage disposal system as well as the location and cost of that system.
What is the cost of installing an onsite sewage disposal system or drilling a well?
Costs will vary from site to site. Your Land Consultant can provide you with information about the average costs on similar property in the immediate area and give you the names and numbers of professionals that provide these services. The cost of a sewage disposal system is typically determined after a perc test has been performed.
What is a title search or abstract?
An attorney or title company performs a title search. The history of ownership of the title to the property is investigated to determine that no others have claim to any portion of the land. Any easements, rights-of-way, mortgages, or other matters of record that may affect the title are reported. It is based on the title search or title abstract that a title insurance policy is issued.
What is title insurance and is there a benefit to having it?
Title Insurance protects the title, or history of the title, from any claims that others may have in the ownership, rights, or use of the property. Title Insurance is typically required when you finance your purchase and usually protects the title to a value equivalent to the financed amount. Title Insurance protects your interest in the property.
Is financing available for undeveloped land?
Yes! Although many banks do not finance the purchase of raw, undeveloped land, or require minimum down payments of 30% or greater, we offer our customers bank financing with as little as 10% down. There are no application fees, points, or mortgage insurance requirements.
Do I need an attorney of my own if I decide to purchase?
Having an attorney review closing documentation is always recommended. However, choosing an attorney you are unfamiliar with is often more challenging than choosing the property. Having a referral for an attorney who is familiar with the property or region is usually preferred. Your Land Consultant can provide you with those referrals.
Is my deposit safe if I choose to purchase property on the day I view it?
Yes! If the title search discloses a defect in the title or financing approval is not received, then 100% of your deposit money is refunded.
